What the model does

HNordic acquires commercial and industrial properties in Sweden and the UK that are underperforming relative to their potential. The underperformance is typically structural: poor energy infrastructure, high operating costs, weak EPC positions, and limited ability to generate income from the physical asset beyond rental income.

HNordic installs integrated energy infrastructure across each property — sized to the site, designed to avoid grid reinforcement, and operated by HNordic's AI energy management system for the long term. The energy systems do three things simultaneously:

1. They reduce the property's operating energy cost by optimising consumption against day-ahead prices and self-generated electricity.

2. They generate a contracted income from battery storage participation in grid frequency-services markets — revenue paid by the grid operator for holding stabilisation capacity.

3. They improve the property's EPC rating by reducing its modelled grid demand, resolving a compliance liability and removing the discount that liability creates in the lettings, refinancing, and exit markets.

Energy Solutions (property owner door): The visitor owns a commercial or industrial property and wants to keep it. HNordic installs and operates the same integrated energy infrastructure — battery storage, wind, solar, EV charging, AI management — under a long-term operating agreement. The property owner retains full ownership of the asset and receives the benefits of the energy programme: operating cost reduction, contracted energy income, EPC improvement, and valuation uplift.

Same technology. Same operating model. Different ownership structures.

What HNordic is not

Understanding what HNordic does not do clarifies the model as much as understanding what it does.

HNordic does not sell individual products. There is no catalogue of batteries, turbines, or solar panels for purchase. The energy infrastructure is installed as an integrated system, operated as a managed service, and supported under a long-term agreement. A property owner who wants to buy a battery and manage it independently is not HNordic's buyer.

HNordic does not offer one-off installations without a long-term operating commitment. The value of the energy infrastructure is generated over time — through AI-managed market participation, through EPC improvement, and through the income capitalisation that re-rates the asset at exit. A site that receives hardware without the operating system and the market participation delivers a fraction of the financial outcome.

HNordic does not work on the scale of a single residential property. The programme is designed for commercial and industrial assets — warehouses, logistics facilities, light industrial sites, multi-tenanted commercial buildings — where the electrical demand and the site scale justify a meaningful energy system.

The investor question and the property owner question have the same answer

Both audiences — the investor evaluating the Commercial Properties section and the property owner evaluating the Energy Solutions section — are ultimately asking whether HNordic can reliably deliver measurable financial outcomes from energy infrastructure in commercial property.
